All of our property managers have their CAM licenses.

Western States Property Services, Inc. was incorporated in Colorado in December 1988. Its current principals, Phillip Mills, President and corporate broker, Randolph E. Watt, Vice President, and Earl Johnson, Secretary/Treasurer, have more than 80 years of combined property management experience in Denver. All of the principals are actively engaged in direct property management, with portfolios consisting of office buildings, shopping centers, condominium, townhouse and master associations.

The company’s offices are located at 9145 E. Kenyon Ave, Ste 100 in Denver, Colorado. This location is near the center of the geographical spread of existing client accounts, allowing the property managers to avoid excess travel time in servicing their accounts.

Support staff includes a full-time bookkeeper and an administrative assistant. A 24-hour answering service, fax machine and mobile telephones provide the means to respond quickly to normal and emergency situations. All of our employees are fully bonded and insured. We subscribe to the ethical standards of the Institute of Real Estate Management and the National Association of Realtors.

Client accounting functions are fully computerized using Skyline Property Management software, running on a Windows 2010 Professional network. In addition to the standard and custom financial reports generated by Skyline, we prepare specialized reports for several clients, using various spreadsheet and database programs.

Our standard method for collecting Homeowner Association maintenance fees is to use a coupon book with return envelopes. Many homeowners take advantage of the no cost, automatic checking account withdrawal program operated by our bank.  Credit card payments can be made through Paylease.com. Reminder statements adding late fees and/or interest are sent after the association’s late date for any accounts still outstanding. These methods, plus strict follow-up procedures, keep delinquencies and legal fees at a minimum. Disbursement check runs can be made twice monthly to avoid late charges and to take advantage of discounts. For clients with on-site employees, we handle all payroll functions including the filing of all necessary state, federal, and local reports.
